Santa Rosa Beach covers a lot of ground, and the pools along 30A have a particular set of problems. The pine canopy through Blue Mountain Beach, Dune Allen and the streets running north toward Point Washington drops needles and pollen relentlessly, and pine needles are worse for a pool than most people expect. They sink rather than float, they slide past skimmers, and they stain plaster where they settle. Pools here need the bottom worked every visit, not just the surface skimmed.
Closer to the coastal dune lakes and the Gulf, salt and sand take over as the main issue, and the properties are frequently rentals booked solid from spring break through Labor Day. Many 30A pools are also small plunge pools and courtyard pools, which sounds easier and is actually harder — a small volume of water swings chemically much faster than a big one, so an afternoon storm or a full house of swimmers moves the numbers dramatically in a day.

Pine canopy is usually the answer. Pine needles sink instead of floating, so they get past the skimmer and settle on the floor where they stain plaster. Pools under pine need the bottom netted and vacuumed regularly, and the filter cleaned more often than average.
